Between 2000 and 2004, the South saw a net migration of 1.4 million, mostly in the South Atlantic states of Delaware, Maryland, the District of Columbia, Virginia, North Carolina, South Carolina, Georgia and Florida. The Northeast, and in particular the Mid-Atlantic states of New York, New Jersey and Pennsylvania, saw a net loss of nearly 1 million between 2000 and 2004.

Finally some relief - the Texas House of Representatives approved, 139 votes to five, an 11% cut in property taxes. Now the bill goes to the state senate and the governor. If passed, the bill will give school districts around $2 billion from the state's surplus. Most districts across the state are taxing property owners close to $1.50 per $100, which is the maximum amount allowed by the state. Let's hope we get the relief that property owners need.

Austin Housing Market Remains Strong

As cities line Boston, Los Angeles and Miami see rising inventories of unsold homes, the Austin market is seeing fewer and fewer homes for sale. Central Texas job growth, the strongest in Texas, is responsible for much of the demand for homes. We saw job growth of around 4.5% in 2005. Because of that, we've seen a 14% rise in the sale of single-family homes for the first quarter of this year. We've also seen the continued trend of rising prices.

As far back as 2004, the smartest realtor I know told me he wouldn?t pay IAC for client leads because RealEstate.com referrals were always for buyers, and he had all the buyers he needed. The much more ominous thing for highly paid brokers is that now nearly a quarter of buyers, according to the head of one discount brokerage I interviewed, buy a specific home they found online themselves.

By SANDRA BAKER STAR-TELEGRAM STAFF WRITER FORT WORTH -- CityHomes, the division of Dallas-based Centex Homes that builds urban town houses, including the popular Addison Circle in Addison, has bought a small tract on Henderson Street just west of downtown where it plans a 50-unit condo development called Fronterra. The land is on the west side of Henderson Street bounded by Lexington, 10th and Texas streets.
